Ocean Springs is a thriving historic city located in a great position with open beach to the south and the Biloxi Bay to the west. There are few places that compare to it in the country and a definite “must-see” area on the Mississippi Coast. Ocean Springs boasts beautiful up-scale New Orleans style street shopping with boutique & antique shops, arts & crafts stores, and cafes with several ethnic and fine dining restaurants. Located within minutes of Biloxi’s casino row and sprawled with ancient oas – there truly is no place that compares.

If you enjoy a round of golf, Gulf Hills or St Andrews are excellent courses and provide a great real estate living experience if you are in the market for a home.

Many people who enjoy photography can spend days, potentially weeks taking photographs in the area and still not see everything. Whether you prefer landscape photography, water shots, bridges, or chartering a  boat to take wildlife shots on the protected National Seashore, there is more to take in around Ocean Springs than many people find across entire states.

Ocean Springs is also a wonderful place to call home.With 5 star schools, a low crime rate, and median incomes that are well above the national average, the city has become a hot spot for retirees and makes a wonderful getaway for “snow birds”. Homes in Ocean Springs are still well below the national average and  offer easy access to gaming, tourism, and major employers.

There is no doubt that over the past 5-10 years, condo development on the Mississippi Coast has really boomed. Most of these developments are outside the range of comfortable affordability for most home buyers, who typically range in the $150k-$250k market.

One of my favorite condo developments has always been Anatole Bay, which is located on the Biloxi Bay, a little more inland and has boat slips for each unit that are covered in the HOA. This is a group of properties that has consistently maintained its value over the years and the average condo sells for between $190k and $250k (some more and occasionally you see one for less).

There is another development that has really piqued my interest of late, and that is Gulf Oaks Condos in Ocean Springs. Gulf Oaks is a development in a quiet area of Ocean Springs, MS with easy access to the Harbor, and beautiful open-water and beach views. The complex is a bit deceiving at first glance, having the appearance of an older apartment building, but the interiors are exquisite on most and have varying types of laminate floors, ceramic tile, granite counter tops, large kitchens, and very well thought-out living areas, tastefully modeled.

Gulf Oaks Condos in Ocean Springs has a nice swimming pool, tennis court, boat parking, private pier, nearby parks, and close to almost everything Ocean Springs has to offer. Townhome units come in 2 and 3 bedroom varieties, and some with 4 bedrooms (typically a converted Florida room). Square footage ranges in the 1500-2200 range. Price ranges are in the $200k-$250k range and as of this writing there are only 5 units available. These units were not heavily purchased by investors, so the value maintains high as do rental rates (currently only one rental at $1800/month listed on MLS). Sales figures over the few years show maintaining values. I suspect as the economy strengthens, these properties will start soaring over the coming years as the rest of the “baby boomers” retire and are looking for warm weather and beautiful views.

Orleans place is a planned community of New Orleans style duplexes located in the Ocean Springs/St. Martin Mississippi area. While the community boasts that they will be building an Olympic sized swimming pool, community center, and on-site daycare, this may not be the best investment. Orleans Place is also Go Zone eligible as new construction and appeals to SRAP buyers as well because of the MDA incentives, however, at prices of roughly $135k a door – who is going to buy a duplex when you have single family homes for less money per door in the same community?

The biggest fault of the duplexes are the price points and the location. Orleans Place is located on the northern section of Savanna Trails subdivision. While the amenities to the subdivision look nice, the pricing on the single family homes is low due to the small square footage of the homes and very basic floor plans. Had these duplex units in Orleans Place been built closer to the beach, or near a subdivision with much nicer homes, then it would be a decent proposition.

Another issue with buying these under SRAP (they are being heavily pitched for SRAP/Go Zone buyers) is that if they are all sold this way, it makes for a horrible exit strategy. Heavily concentrated duplex communities go downhill fast – especially when they are subsidized with government money to maintain low rental rates (common sense here folks). Most investors who buy in here are going to want to get out of them as quickly as possible once the deed restrictions from the MDA are lifted in 5 years. This will create a lot of supply, and my guess is, minimal demand.  Many of these units will be sold for pennies on the dollar in foreclosure and short sales far before the MDA maturity is reached.

Gulf Hills in Ocean Springs, MS has historically been one of the most sought after subdivisions in the area. This is due to the fact that is a large area geographically, has a very well-designed golf course with clubhouse, an outstanding amount of waterfront properties, and is realistically only minutes from everything.

Jump in your boat and you can be in the middle of the bay in minutes, out to Deer island in 10 minutes. Get in the car and you can be to historic Ocean Springs in 5 minutes, Biloxi’s casino row in about 10 minutes. Close to everything, literally, but with still a very quaint and quiet feel providing an excellent quality of serene enjoyment of your home.
