Maybe it is because spring is here, maybe because the fish are biting again, or maybe it is just because people just enjoy the beach and the serenity that looking over the water provides.

As an avid water-lover myself, I love working in the waterfront homes market. It does not matter if I am out admiring waterfront homes, or if I am helping someone come up with that perfect house to put on a gorgeous water view lot.

Beach front lots and beach view lots will always, barring unforeseen circumstances, increase in value. Hurricane Katrina, an anomaly by almost any standard, created a lot of vacant landscapes just aching to be filled with homes again and you can go to any waterfront community and see that people are starting to fill that landscape, many with larger, nicer, and stronger homes designed to take higher wind loads and elevated to help protect against rising storm surge in anticipation of future hurricanes. Now, I find myself really loving these homes because it gives plenty of room for parking and still room for entertaining under the home, really giving hundreds of square feet of additional, usable outdoor space.

Pass Christian BayouI love waterfront lots and Pass Christian has some great deals. Henderson Point and Timber Ridge are probably the two most favorable areas in Pass Christian for waterfront communities, not necessarily in that order 🙂

Many bay front properties are still available starting in the low to mid $100k range but navigable waterways along canals can harbor great building lots starting in the $50k range with a few deals found even lower. If you are not worried about navigating a boat down it, there are some smaller canals where the fishing is still great from the back porch, starting in the low $30k range.

Pass Christian has made great leaps in developing back infrastructure and zoning laws and makes it a really great place to have access to peaceful amenities while still having the basic needs of civilized living (aka a Walmart). Timber Ridge Pass Christian MS House

Timber Ridge is starting to fill out nicely with many beautiful new homes lining the waterways and more being built regularly. Inland lots can be found around $15k and still has easy access to water. While I do not play golf, many residents enjoy the Pass Christian Isles Golf Course as much as the water sports in the St Louis Bay.

It does not matter if you are selling the latest technology toy or real estate. Due to an abundance of property that is available on the beach or with a beach view on the Mississippi Coast, the prices have remained fairly low since 2005 when compared to where they used to be, and what they are in other beach communities.

It is not very difficult to find small home lots with beautiful views of the water for under $100k in many areas. While most areas on the coast require that you walk across a major thoroughfare (Hwy 90), parts of Ocean Springs, Pass Christian, and Bay St Louis have excellent opportunities to get deals on beach front home lots to build your dream home.

The MLS data (Search Gulfport MLS) for lots and land in Gulfport MS shows new construction home building has slowed quite a bit over the past 12 months. Gulfport MS saw a huge explosion in new construction homes, lots and land sales over the past several years. As the MLS information shows, the last 12 months have shown a huge increase in lots and land inventory versus closed lots and the previously “red hot” new construction home building for the Gulfport MS area.

The current market data for Gulfport shows 517 single family lots are for sale in this central MS Coast area. Many of these lots are new phase development parts of new construction subdivisions. Over the past 12 months there have been 40 single family lots closed within the Gulfport limits through MLS. With 517 choices to pick from, new construction home seekers have a fabulous opportunity to get the most for their dollar.

Gulfport lots start at $1,500 for smaller tax-deed properties, with great opportunities from the mid $20,000’s up to the $50,000 range for conventional new construction home purchasers. Waterfront properties and rural homesites are also available at very reasonable prices found through motivated sellers. Multi-family lots are currently available starting at $14,900.

The record sale for a Gulfport lot or land site within the past 12 months was a 2.58 acre site with about 500 linear ft. on the bayou. It sold by way of cash for $875,000. Originally listed for 1 million, this fabulously located site had multi-family potential.

The most expensive land currently on the MLS for Gulfport is a 68 acre bayou-side parcel zoned for 3,500 units. It’s asking price….$8,000 per door AKA 28 million.
