New homesOver the past few years, new homes have dominated the market in Gulfport and Biloxi MS. This is partially from unknown issues with “pre-Katrina” homes and the relatively low pricepoint of new homes. New homes in desirable subdivisions are starting in the $130k range with many nice amenities such as granite counters and tile floors. Obviously, prices go up from there, but we are not talking about a crappy little vinyl-wrap box for that and other builders are following suit.

It is feasible to even get a nice, waterfront home starting at this pricepoint. I have a builder that has averaged around $80/ft and really pays attention to the details of a home. He is able to keep his costs low because he has been using many of the same subcontractors for years and he keeps them busy (the philosophy of steady work at a steady pay is better than sporadic work at high pay).

Pass Christian BayouI love waterfront lots and Pass Christian has some great deals. Henderson Point and Timber Ridge are probably the two most favorable areas in Pass Christian for waterfront communities, not necessarily in that order 🙂

Many bay front properties are still available starting in the low to mid $100k range but navigable waterways along canals can harbor great building lots starting in the $50k range with a few deals found even lower. If you are not worried about navigating a boat down it, there are some smaller canals where the fishing is still great from the back porch, starting in the low $30k range.

Pass Christian has made great leaps in developing back infrastructure and zoning laws and makes it a really great place to have access to peaceful amenities while still having the basic needs of civilized living (aka a Walmart). Timber Ridge Pass Christian MS House

Timber Ridge is starting to fill out nicely with many beautiful new homes lining the waterways and more being built regularly. Inland lots can be found around $15k and still has easy access to water. While I do not play golf, many residents enjoy the Pass Christian Isles Golf Course as much as the water sports in the St Louis Bay.

Savanna Trails in Ocean Springs MS was one of the best planned subdivisions I have seen in this business. It sold out almost the entire Phase 1 of the subdivision in a matter of months, but unfortunately, the amenities promised were never put in place, building stagnated, and through a series of unfortunate events – the dream died.

Not to fret though. The property has seen some new vigor as of late and the newer are of the massive undertaking is now called Savanna Pines. From discussions with owners (I have not verified with developer as agents have not called me back), they have been told that the new developer/builder plans on adding those promised amenities in time which would drastically increase the value of existing homes in the area over the coming years.

If you are considering buying in this area, please contact me. There are great deals to be found now in existing homes that are only a couple of years old and new construction homes.

English Manor Gulfport MSEnglish Manor in Gulfport MS is another subdivision that is close to just about everything. Roughly a mile from Crossroads shopping center, Best Buy, Cinemark movie theater, Factory Outlets, and numerous dining facilities, and even closer to the Gulfport Sportsplex and Gulf Islands Waterpark. This community, built by D.R. Horton, has extremely well-built homes at reasonable pricing.

Originally, these homes started out in the $150k-$200k range. This community started out with excellent cost per square foot cost, making the community one of the best valued properties available.

Camelot Estates Gulfport MSCamelot Estates in Gulfport, MS should be titled “Affordable Luxury”. Adams Homes has a history of putting out a quality home for a reasonable price, but they outdid themselves here.

Camelot Estates is a centrally located subdivision with easy access to shopping and entertainment at the intersection of Hwy 49 and I-10. The area boasts Crossroads shopping center, Sam’s Club, the Factory Outlets, and a Walmart shopping complex as well numerous dining establishments.

Easy access to the Gulfport Sports Complex, Gulf Islands Waterpark, and for those that don’t like traffic on Hwy 49, an alternate route to I-10 by way of Canal Rd when you need to get to the Interstate a little quicker.

Camelot Estates by Adams Homes, Gulfport MSAt the time of this writing, there are only two available properties in Camelot Estates based on data from the Gulf Coast Association of Realtors MLS. One home is 4 bedrooms and 2 baths, 2100 square feet and listed at $219,900. The other is a 4 bedroom and 3 bath home, with a whopping 3000 square feet of living space (one of my favorite floor plans by Adams Homes), and is listed at $244,900.
