Diamondhead MS has been a relatively slow market for the past 2 years. I believe that a lot of people that owned second homes in Diamondhead have decided to sell them when the national economy got bad. While our local economy was not hit as heavily as others, our area does host second homes to a lot of snowbirds and folks from New Orleans and other areas just wanting to get away for the weekend. Diamondhead has many of these types due to the amenities (two golf course, swimming, fishing, lakes and parks, and much more). As people had to get rid of their second homes, this flooded the Diamondhead market with homes and we all know what happens when demand is low and supply is high – PRICE REDUCTIONS!

Homes for sale in Diamondhead MS have seen drastic reductions over the past couple of years, making it a very opportune time to purchase from desperate sellers. Homes are selling now for as much as 20% less than similar sales 2-3 years ago and it appears that the bottom has finally hit. Over the course of the next 5-10 years, we should see significant upswing in the market. Real estate markets are cyclical and it seems that we are on the bottom end (or very close) of that cycle as prices appear to be starting to rise in come areas.

The Diamondhead MS Condo market a suffered much like other home sales in the area and market has demanded lower prices, making many of these units very affordable. At the time of this post, there are 40 listed condos in Diamondhead on the market with efficiency units starting around $40k and 3 bedroom units just over $100k. New, upscale condos are pre-selling now, starting at $160k.

Diamondhead has a lot of great amenities outside of the individual condo developments and includes two golf courses, tennis courts, lakes, swimming pool, clubhouse, and more. It is easy access to I-10 making getting to other coast destinations a pleasurable commute and great fishing at the north end of the St Louis Bay is only minutes away.

There are currently 80 condo units shown as active on the market. 37 of these listings are existing condos available today and the remaining 43 are “pre-sale” units for a new community called, “Fairway Villas.” Of the 37 already constructed units for sale prices start at $52,000. This price is for a 1 bedroom and 1 bath, 640 sq. ft. unit. There are currently a total of 21 condos for sale from $52,000-$100,000 and 15 from $100,000-$150,000.

Over the past 12 months only 19 condos have been recorded as closed. 11 of these were sold for under $100,000 and 8 were sold from $100,000-$150,000. There are 6 units currently listed as pending with 5 of them being related to the Fairway Villas community. The pending properties associated with that project have been pending since April of 2008.

Prices for Fairway Villas start at $169,900 for a 2 bedroom and 2 bath unit of 1125 sq. ft. The larger 1630 sq. ft. units with 3 bedrooms and 2.5 baths start at $287,900. These units will come with a golf cart garage, high ceilings, crown molding, granite counter tops, a jetted tub and walk-in shower, a private patio and will adjoin the country club grounds.
