Rated by Golf Digest as one of the top ten courses in Mississippi, The Oaks Golf Club offers a striking par-72 course that has played host to professional and amateur tournaments. Meandering paths and beautiful ancient oaks that line this course makes playing this course a delight.

The homes surrounding this course start in the $300k range, are on larger lots than many other golf course communities, and offer a wonderful view of fantastic ancient oak trees throughout the community. The Oaks of Pass Christian, in many respects, is the perfect community. Any given day, it is possible to drive through the community and see people working in their yards, walking the dog, or jogging down through the community.

Home prices have maintained fairly steadily despite the economic downturn that has effected much of the rest of the country, but days on the market (the time it takes to sell a home) has increased considerably making it possible to find really great deals on fabulous homes in this community.

Woolmarket homes mostly range from $150,000’s and up. The convenient location of the Woolmarket community makes it a great place to live with a short commute to the major economic areas within the Gulf Coast cities of Biloxi, Gulfport, and Ocean Springs.

There are many newer subdivisions in this highly desirable area including Clear Springs & Shadow Creek. Both subdivisions offer great access to major roadways to gain access to all the coast has to offer while still being cut off enough that you don’t have to worry about road noise.

If you’re looking for a home in Woolmarket with more land and a little bit of privacy, there are many properties to choose from in this North Biloxi “suburb”. Homes can easily be found on properties over an acre and are readily available in the $200k +/- range. Waterfront homes and lots on the Biloxi river can be found reasonably compared to other waterfront communities. The residents of Woolmarket have access to both salt and fresh water fishing on this river, depending on rain cycles. As a more “brackish water” (mix of fresh and saltwater) area, during periods of moderate to heavy rain, most areas will be more freshwater and invite more freshwater species that are not as tolerant of the heavier brackish mix. During periods without rain, more saltwater will push up into waterways and lead to more saltwater varieties. Of course, with a boat parked in your back yard, you can always go up or down the river to your liking and find your perfect fishing spot.

Robinwood Forest, located in Saucier, MS is a well-spread out community offering large lots (many in excess of an acre), protective covenants and amenities that include two large, stocked lakes that are great for swimming, fishing, or non-gas-powered boats.

Residents of Robinwood Forest have access to two large pavilions which are great for social gatherings and picnicking, but what many residents enjoy is the tranquil living and fishing. The lakes boast a variety of pan fish including large bream, catfish, and large-mouth bass. I have heard stories of over 30 pound catfish being caught and have personally seen a buddy of mine land a 10+ pound bass. Not being as fortunate, my largest bass caught there was around 6 pound with an average in the 2-4 pound range fishing from shore.

Architectural elements of homes in Robinwood Forest are varying from single-story brick ranch style homes to Acadian, and even colonial. There are some other interesting architectural elements in other homes as well. Most homes in the area are owner-occupied and have a high pride of ownership. It is not uncommon to drive through on a Saturday during the summer and see many homeowners out landscaping, mowing grass, or planting new trees.

Robinwood Forest has many homes averaging in the $200k-$300k range but deals can be found occasionally through foreclosures, although very few and far between. There are currently 5 active home listings ranging in price from $125k-$210k and square footage between 1406 and 3920. Note that the 3920 square foot home had Chinese drywall installed when it was built and needs to be replaced to make it an exquisite home. Over the past year, there were 7 closed home sales between $152,400 and $300k with square footage between 1900 and 3174.

Timber Ridge in Pass Christian MS started off very slow in its original development but then gained serious momentum in the 90’s with prices soaring. A local favorite, and also serving as a weekend getaway to people from New Orleans, Timber Ridge offers a great golf course which I have heard is very challenging for your short game (I am not a golfer), and also everything you would expect from a waterfront community.

Catching crabs or fish from your back yard, taking your boat out to romp around in the St Louis Bay, or just sitting on your back porch staring out over the water, the lifestyle presented can be very rewarding.

Timber Ridge was hit heavy by hurricane Katrina, and in so reduced prices down to a level that many can afford. Although prime, open, waterfront lots still demand a premium, canal lots can be picked up as low as $40,000 with waterfront homes starting in the high $100k range.

Harmony Subdivision in Gulfport, MS is an Adams Homes built subdivision that offers, much like other Adams Homes built communities, a well-built home in highly appreciable areas. The Harmony community has easy access to Crossroads shopping center which boasts stores such as Belk, Barnes and Noble, several clothes outlets, Petsmart, Academy Sports, and Cinemark movie theater as well as numerous dining options. Roughly a half-mile south is The Factory Outlets, Home Depot and a WalMart shopping center.

A short distance from Harmony is the Gulfport Sports Complex which has tennis courts, baseball diamonds, and basketball courts. The Gulf Islands Water Park is also in the same vicinity.

Harmony subdivision has affordable home prices in a centrally located community. At the time of this writing, there are 5 Active listings in the Gulf Coast MLS, listed from $100,000 to $182,500 with square feet between 1348 and 1914. Over the past year, there have been 9 properties sold from $99,900 to $176,100 with square feet between 1300 and 1820.
