Bienville Place truly is one of Ocean Springs’ most active communities for real estate sales. Even in a slightly slower market, there are only 6 active sales at this time, only two of which have been on the market for more than 4 months. Bienville Place has consistently ranked well because it was an originally well-planned community, there is a high pride of ownership (people maintain homes and property well), and it is very easy access to shopping, dining, and entertainment while still enjoying the comforts of one of the best school districts on the coast. Of course, it is also a very short drive to historic downtown Ocean Springs.

Bienville Place has numerous homes on the south side of the subdivision with waterfront access to the extremely well-maintained lake and fishing on the lake is strongly maintained to residents only.

It is apparent when you drive into the Bienville Place subdivision that you are coming into an area where people care about their community. It is not uncommon to see people out maintaining their lawn or landscaping, people walking and enjoying the company of neighbors, kids playing, and plenty of people around to let you know if your vehicle is moving a bit to fast

If you are considering buying a home in Bienville Place, there is not typically a lot of negotiation room if the home is priced well as agents and owners know that another offer will come along so it is best to come in with a strong offer that is in line with market value, or at least not much shy of it. I started enjoying golf a few years ago but never really got full swing into it before a dirt-bike accident tore all the ligaments in my shoulder making it very painful for me to swing a club. Luckily it does not effect my ability to reel in large fish

Even though I never got heavy into golf, there is no denying that St Andrews Golf Club is an outstanding course and an absolute gorgeous course to look at. With a 119 slope rating and 69.7 USGA rating, it is an excellent course to play – especially with 4 sets of tees for different experience levels. The pro-shop is fully stocked and also offers a lounge  & grill, club repair, and lessons.

The St Andrews on the Gulf Community is built around this course and offers a golfing community with price-points of homes very reasonable up to higher end homes that you would expect to see lining the greens.

New Construction is also making its way in with some new Adams Homes (well priced, well built, and have shown a knack for building highly appreciable homes).The South Pointe community at St Andrews has very nice homes starting in the $140k range.

Ocean Springs is a thriving historic city located in a great position with open beach to the south and the Biloxi Bay to the west. There are few places that compare to it in the country and a definite “must-see” area on the Mississippi Coast. In Ocean Springs, there are currently 470 Active residential listings on the market which breaks down to 425 single family homes and 45 condos/townhomes. Out of this total, there are 49 potential short sales, meaning that just over 10% of the homes on the market are listed for less than what is owed on them. This is great news compared to other areas of the country where half or more of the homes are selling for less than what is owed.

Ocean Springs closed transactions for the past 90 days  shows 87 residential units, 5 of which were condos. Over half of these sales were over $100k, with 12 that were over $250k (2 over $500k).

The Ocean Springs MS real estate market is looking better since my last update and is showing signs of more higher dollar buyers coming in. Two of the major draws to Ocean Springs is its rich culture and great schools.

Harbor Landing Condos in Ocean Springs, MS originally sold to a lot of investors because of the great location and potential for high-dollar rentals. Unfortunately, things are not always like they are pitched and while the condo units had an excellent value, they were not great as investment units because rent demands would not create a positive cash flow with the 10-15% down that many investors bought with. This created issues with the HOA and foreclosures ensued shortly after.

Fortunately, many of the foreclosures are past and the development seems to be making headway again and moving higher in prices. The HOA seems to be on a bit more solid ground and it makes this community a viable one for those who want to live in a waterfront development with great views and great fishing.

Located in Gulf Park Estates, it is close to shopping and easy access to everything Ocean Springs has to offer in the way of shops and culture. A vibrant culture maintains Ocean Springs and the schools are among some of the best on the coast.

There is no doubt that over the past 5-10 years, condo development on the Mississippi Coast has really boomed. Most of these developments are outside the range of comfortable affordability for most home buyers, who typically range in the $150k-$250k market.

One of my favorite condo developments has always been Anatole Bay, which is located on the Biloxi Bay, a little more inland and has boat slips for each unit that are covered in the HOA. This is a group of properties that has consistently maintained its value over the years and the average condo sells for between $190k and $250k (some more and occasionally you see one for less).

There is another development that has really piqued my interest of late, and that is Gulf Oaks Condos in Ocean Springs. Gulf Oaks is a development in a quiet area of Ocean Springs, MS with easy access to the Harbor, and beautiful open-water and beach views. The complex is a bit deceiving at first glance, having the appearance of an older apartment building, but the interiors are exquisite on most and have varying types of laminate floors, ceramic tile, granite counter tops, large kitchens, and very well thought-out living areas, tastefully modeled.

Gulf Oaks Condos in Ocean Springs has a nice swimming pool, tennis court, boat parking, private pier, nearby parks, and close to almost everything Ocean Springs has to offer. Townhome units come in 2 and 3 bedroom varieties, and some with 4 bedrooms (typically a converted Florida room). Square footage ranges in the 1500-2200 range. Price ranges are in the $200k-$250k range and as of this writing there are only 5 units available. These units were not heavily purchased by investors, so the value maintains high as do rental rates (currently only one rental at $1800/month listed on MLS). Sales figures over the few years show maintaining values. I suspect as the economy strengthens, these properties will start soaring over the coming years as the rest of the “baby boomers” retire and are looking for warm weather and beautiful views.
