Many &#8220;empty-nesters&#8221; are also known to look for a way to get out of the hustle and bustle of town, but few want to be too far from the amenities like those found in Gulfport, Biloxi, D&#8217;Iberville &#038; Ocean Springs, MS.</p>
<p>Here on the MS Coast insurance rates have risen considerably since Hurricane Katrina struck the area in 2005.  However, insurance costs have decreased for some in recent months, especially for newer<img src="http://mscoastrealty.com/wp-content/uploads/2010/02/Cunning50th-019-300x225.jpg" alt="" title="Home Rear Picture" width="300" height="225" class="alignright size-medium wp-image-743" /> properties.  Homes for sale north of Interstate 10 in more rural areas have not seen a dramatic rise in insurance costs as they are not impacted as much by a storm&#8217;s winds.  This has helped spur quite a bit of growth in the rural and private setting homes for sale market further north from the MS Coast.</p>
<p>In <a href="http://mscoastrealty.com/category/cities/pass-christian/">Pass Christian, MS</a>, just north of I-10, we recently came across a lovely rural estate on acreage for sale. While much of historic Pass Christian was destroyed, a few beachfront treasures survived.  The city, formerly a popular playground and retirement area for many seeking refuge from New Orleans, took a direct hit from the 2 most powerful hurricanes in the history of our country.  With a little luck and the by the grace of God, it won&#8217;t see the 3rd.  The following information was obtained through the Gulf Coast Association of Realtors Multiple Listing Service, MLS.</p>
<p>    In the city&#8217;s darkest hour, as the tide rose to record highs and the wind screamed against waves and walls, much of Pass Christian&#8217;s history was erased from the coastline.  However, overlooking Pass Christian Harbor, surrounded by water and under siege, The Historic Blue Rose withstood yet another of nature&#8217;s worst storms.  The Historic Blue Rose, beaten and battered, was historically re-modeled and brought back to its former glory to serve as host to weddings and distinguished travelers thanks to the dedication of its owner.  It has served many wedding partings in South MS since, and continues to do so with a potential of eventually re-opening the bed and breakfast portion as well.</p>
<p>    Pass Christian has been slow to recover compared to much of south MS, but has completely restored its beaches &#038; harbor, and has many projects currently underway.  There has been tremendous growth in the former PGA host golf course community <a href="http://mscoastrealty.com/tag/timber-ridge/">Timber Ridge</a>.  Many waterfront homes in Timber Ridge have been built bigger and better than ever before!</p>
<p>    In Pass Christian, only 56 homes for sale were reported as closed in 2009.  There are currently 135 homes listed for sale in the historic beach and bay-front community.  Home prices start at $35,000, for homes requiring work, and go up to well over $1,000,000 for historic beachfront homes.  The most expensive home listed for sale in Pass Christian is a $2,900,000 beachfront home on historic Scenic Drive.  This 4 bedroom, 4.5 bath 5,000 sq ft home on 3.2 acres is a one-of-a-kind home dating back well over 100 years and overlooks the glimmering Gulf of Mexico. </p>
<p>    Of the 56 homes listed for sale that closed in 2009 4 closed under $50,000, 9 closed from $50,001 to $100,000, 10 from $100,001 to $150,000, 8 from $150,001 to $200,000, 8 from $200,001 to $250,000, 7 from $250,001 to $300,000, 4 from $300,001 to $400,000, 4 from $400,001 to $500,000, 1 closed at $525,000, and the top priced home sold for $1,000,000 even.  The highest priced home recorded as closed was a historic beachfront home still gutted from Hurricane Katrina that was set on 4.3 acres with 325 ft of beachfront.  It&#8217;s very rare to find beachfront acreage anywhere on the MS Coast at such a discounted price.</p>
<p>Of the Active listings of homes for sale in Pass Christian there is 1 listed for under $50,000, 4 from $50,001 to $100,000, 31 from $100,001 to $150,000, 17 from $150,001 to $200,000, 16 from $200,001 to $250,000, 23 from $250,001 to $300,000, 21 from $300,001 to $400,000, 7 from $400,000 to $500,000, 14 from $500,001 to $1,000,000, and 1 priced over $1,000,000 at $2,900,000.</p>
<p>There are great opportunities to find waterfront homes and lots for sale along the back bay and canals that can be found throughout Pass Christian.  There are also many homes for sale not currently listed on the market. These Go Zone investment opportunities offer 50% accelerated depreciation for rental properties put into service before the end of 2010.  Go zone investing is a long term strategy because tax gains may be recaptured if sold prior to equalization.  Waterfront Go Zone qualified investment opportunities make a lot of sense due to the well known fact that no other property type appreciates like waterfront.</p>
<p>    The waterfront subdivision of Knollwood has a 40 unit &#8220;ready to go&#8221; Go Zone development.  This site is located just north of the Pass Christian city limits in Harrison County only about 1 mile from the beach.  Due to the lack of city services to the subdivision, along with county building limitations, Knollwood has been slow to develop and has been a well-kept waterfront secret&#8230;.Until now. </p>
<p>    The initiative of 1 resident has brought a private sewerage service to the quaint waterfront community here on the east side of St. Louis Bay.   There is currently a county code restriction requiring the mostly 50X100 ft lots platted alongside the short canals in Knollwood to be consolidated into at least 1 acre for septic system usage.  Current code requirements in the county require at least 1 complete acre for septic systems.  The restrictive county requirement to build on at least an acre does not apply to properties connected to the new sewer line.  The multi-family zoned property on Jones Road described herein will be serviced by the new sewer line making it a Go Zone viable development project in south MS. </p>
<p>    The owner of the property currently has approval to build 40 units on this property.  With over 700 ft of frontage on the newly paved main road, minimal infrastructure will be required to begin construction, making this Go Zone viable development project very attractive.  All approvals are in place, all utilities are available, and any changes to the currently approved plans will be swift and assisted. </p>
<p>    The options for Go Zone development include apartments, condos, townhomes, or a retirement community.  A fantastic amenity included with the purchase of this property is a 100X150 ft waterfront lot located directly across the street.  This lot will make an excellent boat launch and will help to add distinctive value to a private-waterfront community.  The waterway is a short ride to the wide open St. Louis Bay, Gulf of Mexico, and the pristine Barrier Islands.  The Pass Christian area is well known for having always been a favorite playground for Louisiana business people.</p>
<p>    This site is located approximately 1 mile from the white sand beaches of the Gulf of Mexico, and only a few miles from Interstate 10.  A new Wal-Mart is being constructed, on the beach, just a few minutes drive away and is scheduled to open in the fall of 2009.  This site is &#8220;Ready to Go&#8221; and priced to move at $400,000.  This waterfront development community offers great Go Zone Tax Benefits as well as future appreciability. </p>

The information contained in this post is based off of the Multiple Listing Service data (MLS) for beach view and beachfront lots for sale and does not include the multitude of other opportunities we have on file for unlisted and FSBO near beach lots.  We make a living digging for information and providing it to you!</p>
<p>The actual sold properties, per MLS, is a mere 15.  This means that less than 10% of the current beach view lot inventory has actually closed within the last 12 months.  The closed prices ranged from $25,000 up to $1,00,000 in the Long Beach &#038; Pass Christian area.  Due to the ridiculous listed to closed percentage this is the best opportunity I&#8217;ve ever seen to own premier non-reproducible lots for less money than reproducible-inland lots!  This means appreciation potential galore!</p>
<p><a href="http://mscoastrealty.com/category/cities/long-beach-ms/">Long Beach</a> and Pass Christian are known as the quiet coastal towns here on the Mississippi Coast.  Long Beach and <a href="http://mscoastrealty.com/category/cities/pass-christian/">Pass Christian</a> both have excellent school districts and are rich in local culture and opportunity.  I currently live with a beach view myself on an extremely quiet street in &#8220;The Friendly City&#8221; of Long Beach.  It&#8217;s marvelous.  The sunsets are fantastic and the Gulf breezes are refreshing.  The beaches in Pass Christian are also far less crowed than those of <a href="http://mscoastrealty.com/category/cities/gulfport/">Gulfport </a>&#038; <a href="http://mscoastrealty.com/category/cities/biloxi/">Biloxi</a>.</p>
<p>The beachfront lots for sale in Long Beach start at $170,000 for unlisted property.  Interior lots for sale with beach views start in the mid to high $20,000 range.  Large beach view lots can be bought from $30,000-$50,000 on and off the MLS market.  Of course the best deals are usually found when you work with a local buyer&#8217;s agent who knows of the unlisted lots for sale and charges the seller a smaller commission.   As everyone knows, every penny counts &#8211; Always!</p>
