View of the BayThe Bay St Louis waterfront homes market still remains slow, although signs are improving. While other areas of the coast are seeing more upwardly signs on the waterfront market, Bay St Louis remains a bit slower. This is contributed by two factors:

  1. Bay St Louis was the epicenter of hurricane Katrina’s wrath and there was significant rebuilding needed and an abundance of waterfront communities lost resulting in unsurpassed supply with lower demand
  2. Bay St Louis has one of the highest amount of waterfront properties per capita on the coast

Bay St Louis will take many more years to regain its former glory, but it does boast certain strengths that other areas may not. A large percentage of the  city infrastructure (water, electrical, etc) was rebuilt after Katrina and older homes in less desirable neighborhoods are coming back much nicer. Bay St Louis has two casinos which boast very good business, a thriving fishing community and arts & entertainment. Combined with stunning, picturesque views over the open beach, across the St Louis Bay, and the Jourdan River, and you have a recipe for great future potential.

New homesOver the past few years, new homes have dominated the market in Gulfport and Biloxi MS. This is partially from unknown issues with “pre-Katrina” homes and the relatively low pricepoint of new homes. New homes in desirable subdivisions are starting in the $130k range with many nice amenities such as granite counters and tile floors. Obviously, prices go up from there, but we are not talking about a crappy little vinyl-wrap box for that and other builders are following suit.

It is feasible to even get a nice, waterfront home starting at this pricepoint. I have a builder that has averaged around $80/ft and really pays attention to the details of a home. He is able to keep his costs low because he has been using many of the same subcontractors for years and he keeps them busy (the philosophy of steady work at a steady pay is better than sporadic work at high pay).

Biloxi Waterfront HomesBiloxi MS Waterfront homes are hard to find at a reasonable price. After Katrina, they were abundant, but over the past 5½ years, they have become harder to find. I called it several years ago when I said that they would go back up quick, but of course it does not take a rocket scientist (no offense to the guys at Stennis) to figure out that waterfront property will always be in demand.

Biloxi currently has 145 properties listed as waterfront. Take out the condos and executive rentals, and you have 34 active waterfront listings in Biloxi that range in price from $149,900 (beautiful home on a canal from the looks of pictures) to $2.5M on the the Tchoutacabouffa river. Beachfront homes in Biloxi are not as abundant due to high commercialization but homes on the Biloxi Bay, which offers expansive views, can be picked up reasonably.

Belvedere Place Gulfport MSBelvedere Place, Gulfport MS is still a prime spot for new construction homes with new homes starting in the $130k range and going up. Centrally located near Old 49 and Hwy 53, it offers easy access to Shopping at Crossroads, the Prime Factory Outlets, and the Walmart shopping center on Hwy 49 as well all the rest the North Gulfport area has to offer. With quick access to Canal Rd, it is a straight shot to the SeaBee (NCBC) base, making it a prime subdivision for military personnel.

Being north of I-10, insurance rates are more favorable, and being just out of the city limits, means that you are just outside of city taxes. All things combined, this is an excellent opportunity for residential home buyers or even investors wanting a prime rental location for single family homes.

Belvedere Place New Home for SaleI have another post on Belvedere Place in Gulfport, MS which was written on August 10, 2009, just over a year ago, which showcased the property for investment potential being a high-quality, appreciable subdivision with close access to pretty much everything. Let’s face it, your home is an investment whether you look at it as one or not. This subdivision has great prices on a top quality built home in a good area.

There are currently 4 active listings in Belvedere Place ranging from $134,300 to $145,500 with 1335-1644 square feet. Over the past year, there have been 16 closed transactions from $125,000 to $157,200 with 1254-1683 square feet. The homes in this subdivision sell almost as fast as the builder can get them built.

Hidden Oaks Gulfport MSHidden Oaks, Gulfport, MS is a reasonably priced entry to medium priced subdivision off Three Rivers Rd built by The Home Team. The subdivision is roughly a mile east of Three Rivers Elementary School which boasts baseball fields and a large walking track – the academics aren’t half bad either 🙂

One appeal to Hidden Oaks Subdivision is that is has easy access to Hwy 49 for quick access to Gulfport shopping at Crossroads, the Factory Outlets, or Walmart Shopping complex, but is also very easy access to Hwy 605 which offers very quick access to Biloxi and D’Iberville as well and all that these areas have to offer.

At the time of this writing, Hidden Oaks has 18 Active listings, ranging in price from $92,000 to $209,000, square feet between 967 and 1780. Over the course of the last year,Hidden Oaks Gulfport MS Entry there have been 21 closed homes, ranging in price from $89,900 to $179,500 with square feet between 967 and 1752.

Hidden Oaks has a high appeal because of its location – close to everything, but not right in the middle of anything. It also has a small playground for the little ones. It has had some negative attention do to some lower-priced homes across Three Rivers Rd from it, but this has not appeared to have effected sales or sales prices.
