In fact, only 7 waterfront homes were recorded as closed from March 10, 2009 to March 10, 2010 in these two cities.  In the previous year, 2008-2009, 24 homes were recorded as closed.</p>
<p>Prices on waterfront properties for sale have fallen considerably over the past year making real estate&#8217;s most appreciable properties more appealing now than ever before in Gulfport, Biloxi, &amp; <a href="http://mscoastrealty.com/category/cities/ocean-springs/">Ocean Springs</a>.  Great waterfront homes can be found in other coastal cities as well.  Waterfront lot prices are also incredibly low and builders are offering lower build-out prices then you&#8217;d dare to expect.<img class="alignright size-medium wp-image-761" title="Waterfront Pier" src="http://mscoastrealty.com/wp-content/uploads/2010/03/BPOSeaOaks-022-300x225.jpg" alt="" width="300" height="225" /></p>
<p>Waterfront lots for sale have been especially hard hit as the effects of Hurricane Katrina appear to have stigmatized the market.  In Gulfport and Biloxi there have only been 5 waterfront lots for sale recorded as closed over the past 12 month through the Multiple Listing Service, MLS.  The <a href="http://mscoastrealty.com/category/cities/bay-st-louis/">Bay St. Louis</a> and <a href="http://mscoastrealty.com/category/cities/pass-christian/">Pass Christian</a> waterfront lot markets have been much busier, recording 28 waterfront lots for sale closed.  Prices currently start around $10,000 in some areas.</p>
<p><img class="alignleft size-full wp-image-762" title="River Dock" src="http://mscoastrealty.com/wp-content/uploads/2010/03/WindwoodFSBO-042.jpg" alt="" width="307" height="230" />There are many great deals to be had in key locations.  The great thing about waterfront from an investment standpoint is the limited supply.  Currently waterfront lots can be found for sale at the same prices as reproducible, land-locked, lots&#8230;.As mentioned above&#8230;Some even for less!</p>
<p>We currently have a waterfront lot listed at the mouth of the Jourdan River in Bay St. Louis, MS for $55,000.  This is a double lot with a grandfathered-in boat-house.  This makes it one of few.  It has 88 ft of canal frontage, sits only a couple hundred yards from wide open water, and has great access to the river, bay, and gulf.  Located nearby to the Hollywood Casino and The Bridge&#8217;s Golf Course it&#8217;s a tremendous value in an area that is coming back better than ever before!  On the other side of the bay in Pass Christian, MS we have a smaller lot, 50X100, priced at $20,000.  This lot is raw land with no bulkhead, but would be a great place to build a nice camp or vacation home.  It&#8217;s not a far boat ride from great fishing and wide open water!  Approximately 5 minutes to the east side of the bay!</p>

Everything you&#8217;d expect in a million dollar home can be found here for under half the price! Finding a house and lot of this size in a premier area at this price is almost like taking a trip back through time!</p>

<p>With the lack of activity in beachfront lot sales that have closed over the past year it has become affordable to find private near beach lots with &#8220;awe inspiring&#8221; views.  By private I am describing lots for sale on private cul-de-sac streets.  Cul-de-sacs provide less through traffic and a quieter environment in coastal living.  There aren&#8217;t many of these street types to be found and only a few lots are even up for sale on these highly-desirable and likely-to-be more appreciable cul-de-sacs.</p>
<p><img src="http://mscoastrealty.com/wp-content/uploads/2009/10/real-estate-beach-032-300x225.jpg" alt="Beach View Lot for Sale" title="Beach View Lot for Sale" width="300" height="225" class="alignright size-medium wp-image-682" />As you drive along Highway 90 (MS Scenic Hwy) and the white sand beaches you&#8217;ll notice that many of the nicer homes are built back 50 ft to 100 ft or more from the beach.  This is simply to provide a buffer between the residences themselves and the highway.  While most buyers can&#8217;t afford a huge expansive lot with frontage along &#8220;Scenic Hwy&#8221;, they can afford a $50,000 to $100,000 lot price for a # 2, 3, 4, or 5 lot from the beach.  Given the quaintness of living on a beach-view cul-de-sac buffered from the highway along with the lack of through traffic it is easy to see why cul-de-sac living would be ideal.  Especially if you can find a lot that has a preserved view!</p>
<p>Recently in Biloxi, MS a beach-view lot for sale closed for $61,000.  This lot was the 4th lot from the beach on one of the few cul-de-sac streets along the MS Coast.  However, the lots closer to the beach on the same street were large lots that pushed this one to over 500 ft from the beach.  In Long Beach, MS, on Beachview Circle, another private street, the 2nd lot from the beach was just listed for $95,000 and is just over 100 ft. from the beach and has a tremendous beach view that will not be blocked!  The 3rd lot on Beachview Ave. is also listed for sale and the seller is asking $85,000 for it.  The 3rd lot is a full football field closer than the earlier discussed lot that closed for $61,000 for close to the same price.  Each of the two lots on Beachview Ave. in Long Beach, MS are 75 ft X 116 ft.  The seller says sell so <a class="special"href="http://mscoastrealty.com/contact-us/">contact us today</a> to make your offer and lock down these prime beachfront lots for sale on a private cul-de-sac!</p>
