Harrison County is home to a diversified and vibrant coastal economy here in south Mississippi. The county itself is located centrally on the Mississippi Gulf Coast and includes 27 miles of white sand beach from Pass Christian to Biloxi. Harrison County is home to Keesler Air Force Base and the Navy’s Construction Battalion Base. As home to more than 200,000 people, Harrison County is the second most dense county in Mississippi. It includes cities such as Gulfport, Biloxi, Pass Christian and Long Beach.

The diverse and strong economy of Harrison County is the exception to the rule as far as the economic downturn. With its casinos, military installations, sea ports, seafood and tourism industries it has continued to thrive as an area of further economic development. “It’s Vegas on the beach”, says investment Realtor Andries Butler, who further added, “no other tourism hot-spot in the country can compare to the amenities found in and around Harrison County. I’ve researched other resort destinations and this area has them all beat. Even the residential real estate prices are still below the national average, and there is so much more here when it comes to amenities.”

Harrison County is home to the most appreciable real estate in the country, as stated by the National Association of Realtors market forecast with a forecast appreciation of 4.9% in Biloxi, number 1 on the list for 2009. South Mississippi provides good weather conditions to enjoy golf, fishing and entertainment year round and the military installations provide great access for military retirees to enjoy their benefits. There are 3 different malls to shop from in the county including, The Crossroads Mall, Prime Outlets, and Edgewater Mall on Biloxi Beach.

Gulfport Harbor is currently undergoing a proposed project to become the largest container port in the country. Once complete, this project will add another 5,000 jobs to the port alone. Jimmy Buffet is currently constructing “Margaritaville Casino & Resort” in Biloxi, which will add more than a thousand jobs to the Biloxi economy.

Currently Harrison County has 9 casinos including The Island View, Treasure Bay, Beau Rivage, Hard Rock, Grand Casino, Isle of Capri, The Palace, Boomtown, and The Imperial Palace. By bringing in big name entertainers, the casinos have solidified a steady influx of tourists from all over the nation and world.

Damion Flynn, a real estate broker that specializes in investment real estate stated that “no other market in the country compares to what is going on here in Southern Mississippi. We have an abundance of programs to help buyers, sellers, and investors alike. Many of these programs were put into place to help after Katrina and have really helped keep this area out of the major housing bust that most of the rest of the country went through. Prices are steady, supply is good and getting better, and it is a perfect time to buy.”
