Unfortunately, things are not always like they are pitched and while the condo units had an excellent value, they were not great as investment units because rent demands would not create a positive cash flow with the 10-15% down that many investors bought with. This created issues with the HOA and foreclosures ensued shortly after.

The HOA seems to be on a bit more solid ground and it makes this community a viable one for those who want to live in a waterfront development with great views and great fishing.

Located in Gulf Park Estates, it is close to shopping and easy access to everything Ocean Springs has to offer in the way of shops and culture. A vibrant culture maintains Ocean Springs and the schools are among some of the best on the coast.

Do you know the HOA fees for a 2bd 2 bath at this condominium?

They vary slightly but range in the $400-$500 area. The HOA fees cover external insurance and maintenance, grounds, etc.

I am wondering if there are any units NOT managed by Rental Resources. We had a terrible experience renting a unit from them (showing up to a filthy unit after travelling all day & they never sent a housekeeper as promised). By the way, the MS Real Estate Commission has filed a complaint against Rental Resources because of the many complaints they have received, and are hoping to suspend their license. These are very nice condos & convenient, but I will not rent from them again. Do you rent any out or know of any others who may manage some of the other units. Thank you.

I am not sure about any complaints, etc against them.

However, these units are almost all individually owned so it is more probable that there are. I noticed that you also sent an email – I will respond in more depth to that.

What is the total HOA per month ? What does it include for the HOA fee?

HOA fees currently include flood, hazard insurance up to the unpainted sheet rock, grounds keeping, water, cable, internet, pool, community room, boat dock with water and electric. HOA fees are based on sq footage of unit. My HOA fee for 875 sq ft runs $385/month.

I am interested in a condo in Biloxi. Two bed two bath facing water. My price range is 125-150. Is there anything that falls in that range?

I have a condo in Gulf Shores that has no mortgage.
